Application for Variance & Redevelopment Waiver

The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for variance and development waiver.

Project Description:

The project has an approximate area of 1.29 acres and is located at both 5700 Park Heights Avenue and 3603 Glen Avenue in the Glen Neighborhood. The project consists of parking lot additions and building entranceway improvements for the Jewish Community Center.

The Applicant is requesting a variance in accordance with Article 7, §24-1 of the City Code for approximately 0.41 acres of this project for recharge provisions. The Applicant will not be required to provide recharge for 0.41 acres of impervious area associated with this project due to both a high groundwater table and low infiltration rates of in-situ soils.

The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 0.59 ac of this project. The Applicant will satisfy the remaining water quality controls for this project by payment of fee-in-lieu of on-site stormwater management for 0.12 ac of this project
