Application for Redevelopment Waiver & Qualitative Control Waiver
The City of Baltimore Department of Public Works is accepting public review and comments on this project’s application for Redevelopment and Qualitative Control Waivers. If granted, the project will still need to provide water qualitative controls, per the requirements of the State’s Design Manual

Project Description: | The project has an approximate area of 3.20 acres and is located northwest and northeast at the intersection of Gough and South Bond Street. The project will consist of redevelopment of Perkins Homes. Perkins Homes Phase IVA will include the construction of one 4-story multi-family residential building with 60 dwelling units. Perkins Homes Phase IVB will include the construction of one 4-story multi-family residential building with 77 total dwelling units and one 3-story building with townhomes and flats with 17 total dwelling units. Perkins Homes Phase IV & IVB to include a total of 154 dwelling units, associated parking, and amenity spaces. The Applicant is requesting a redevelopment waiver in accordance with Article 7, §23-7 of the City Code. The existing impervious area coverage meets the conditions for this waiver. The project will provide water quality controls to satisfy the requirements of this waiver for 3.20 acres of this project. The Applicant is requesting a qualitative control waiver in accordance with Article 7, Division II, §23-2 of the City Code. The Applicant has demonstrated that 0.56 acres of this project will return the disturbed area to a predevelopment runoff condition. The applicant will not be required to provide qualitative control controls for 0.56 acres of this project.
